The Garden Room vs Extension – which one should you choose?
If you need more space for your life, you might be considering an extension. But if you’re reading this blog, you may also be considering a garden room as a speedier alternative.
So what’s the main difference between a garden room and an extension? And how do you decide which one’s right for you?
The difference between a garden room and an extension
An extension is a structural addition to your home. Whereas a garden room is a standalone building in your garden that provides extra living space and is separate from your main residence. Here’s an honest comparison between the two, to help you decide which option is best for you.

Benefits of an extension
1) Big-scale space
Extensions can be as big as the space you have available. Subject to planning permission (and your budget) of course.
We can build up to 30 square metres without needing planning permission. But if you’re looking for an even bigger space than that, an extension might be the best option.
2) Access from your house
By definition, a garden room is ‘in’ your garden which means it’s not attached to your house. So if you want to access your extra space directly from your house, and you want it to feel like part of your house, an extension might give you what you’re looking for.

Benefits of a garden room
1) No planning permission
In the majority of cases, you won’t need planning permission for a garden room. That’s because garden rooms are governed by the same set of regulations that cover all detached structures in the garden like sheds, workshops, kennels, swimming pools and garages. In planning speak, these structures are called outbuildings and are normally covered by Permitted Development Rights. And all of that means that means you’ll probably be able to get started with your project straight away.
Of course, there are always exceptions to this rule. Examples of situations where you might need planning include:
- Listed buildings
- Conservation areas
- Areas of Outstanding Natural Beauty (AONB)
- Some flats and maisonettes
- Some houses built in the last 10 years or so
It’s always best to make sure you have Permitted Development Rights before you consider a garden room. But in our experience, most simple garden rooms don’t require planning permission. And even if you do need planning permission, we know the planning rules inside out and we can take care of every part of the planning process for you – from architect drawings to dealing with planning officers.

2) Installation in 3 to 4 weeks
On average, our garden rooms take around 3 weeks to build. And most garden rooms take no longer than 4 weeks from start to finish. Yes, you did read that correctly. And yes, that includes all the bells, whistles and fittings like heating, flooring, lighting, electrics and plumbing.
The reason we can build so quickly is that we’ve spent years (and thousands of pounds) developing our own Project Management System. We can quote with laser-precision and see the status of your project at all times. We’ll even give you full access so you can hold us accountable.
How we install in 3 to 4 weeks:
- We create full drawings based on your specification
- You’ll have a pre-start meeting with our Contracts Manager (a simple but crucial step)
- We create a full programme of works using our project management tool (no lists on walls or bits of cardboard)
- We set up a WhatsApp group for every project so you can get in touch with us quickly and messages don’t get lost.
- Before we start, we book and organise all the practical stuff like the staff toilet, skip, all materials and labour so there are no delays during your project.
We’ve built over 400 garden rooms so we have a super tight process and system:
- Pre-visit from electrician + – 1 day
- Ground works team – 2/3 days
- Installation team – 14 to 21 days depending on size of build
- Decorator – 2 days
- Hand over meeting on completion
Who’s in a team?
Our garden room teams are normally made up of:
- A team leader
- A carpenter
- A labourer (we love training up apprentices too)
- An office-based project coordinator and buyer (to make sure all moving parts are on time)
- A Contracts Manager (who visits twice a week

Everything under one roof (quite literally)
Everything you need for your garden room can be done by our team. Need structural advice? We can do that. Need to speak to a conservation officer? We can do that. Need planning guidance or need to submit a planning application? We can do that too.
And the best bit?
Your garden room is in your garden, so if you do opt for a garden room, you could still have an extension in the future if you wanted even more space.
